Methodology
One source, read honestly. Here is exactly what these figures are — and what they are not.
The source
Every figure comes from the Property Price Register, the official record of residential sales in Ireland since 2010. These are actual sale prices — not asking prices, and not estimates. We never scrape listing portals.
Locality, not address
We publish medians at the locality level only. A median summarises a mix of homes, so it moves with what sold as much as with prices — pair it with the repeat-sales growth figure, which tracks the same homes reselling and is mix-free.
Suppression
Localities with fewer than 10 recorded sales are hidden, to protect privacy and avoid drawing conclusions from too little data.
Information, not valuations
Nothing here is a valuation of a specific property, and we never publish a per-address number. A per-property bid estimate is a separate, private advisory service — where the buyer always places their own bid.
