Where our data comes from.

Everything on Irish Property Insights is built on public records of what actually happened — real sales and real planning grants — never asking prices or opinions.

Actual sold prices

Prices come from the Property Price Register, Ireland's official open-data record of residential sales, published by the Property Services Regulatory Authority. Every figure you see is a price a home actually sold for and was recorded at — 2010 to today. We clean, de-duplicate, and map the register so it's usable, but we never change the numbers.

An honest trend

Medians summarise a mix of homes, so they move with what sold, not only with prices. For a mix-free trend we use repeat sales — the same home reselling over time — so a rising figure means prices rose, not that bigger houses happened to sell that year.

Renovation signals

We link granted planning applications(national open data, CC BY 4.0) to sales, to flag resales where works were recorded between two sales — a signal that a later price may reflect an extension or conversion rather than the market alone. It's a signal, not a measurement of what the works added.

Information, not valuations

We show you what the record says. We do not issue valuations, and nothing here is a formal valuation of any specific home. A per-property bid estimate is a separate, private advisory service — and you always place your own bid.
